Philip Properties is the trading name of Marbellagio, a personal real estate advisory based in Marbella, Spain. Throughout this website, “Philip Properties”, “we” and “us” refer to Marbellagio and its advisor Philip Gustafsson.

These general conditions govern your use of this website and any enquiry you make through it. By using the site you accept them.

02The nature of our service

Philip Properties acts as a personal property advisor and broker. We introduce buyers, sellers, landlords and tenants, and we collaborate with other licensed agencies in Spain and abroad.

Property particulars on this website — prices, measurements, features and availability — are provided in good faith by owners and partner agencies. They are indicative, may change without notice, and do not constitute a binding offer. A property is only secured once contracts are signed before a Spanish notary.

03No advice through the website

Content on this website, including the buying guide, is general information and not legal, tax or financial advice. Before purchasing property in Spain you should engage an independent lawyer. Philip can personally introduce you to trusted lawyers, banks and other specialists on request.

04Enquiries and introductions

When you send an enquiry, a valuation request or a partnership introduction through this website, you confirm that the information you provide is accurate and that we may contact you about it by phone, email or WhatsApp.

An introduction or viewing arranged through Philip Properties does not create an exclusive engagement unless separately agreed in writing.

05Off-market discretion

Some properties are offered discreetly and are not published. Details of off-market opportunities are shared only with registered, qualified clients and must be treated as confidential. You may not pass them to third parties without our written consent.

06Intellectual property

All text, design, photography and the Philip Properties and Marbellagio names and marks on this website are our property or used with permission. You may not copy or reuse them without written consent.

07Liability

We work to keep this website accurate and available, but it is provided “as is”. To the extent permitted by Spanish law, Marbellagio is not liable for decisions made on the basis of website content, nor for the content of third-party sites we link to, such as Google Maps, Instagram or LinkedIn.

08Governing law

These conditions are governed by Spanish law. Any dispute is subject to the courts of Marbella, Málaga, unless mandatory consumer rules provide otherwise.
